Client had commenced major renovations and extension works to current residence but had run out of funds to complete the project; therefore, he was looking to capital raise against unencumbered property to complete the extension works.

Solution

We secured a regulated heavy refurbishment bridging loan which allowed staged draw-downs to avoid the client paying interest on the full facility for the term of the loan, and due to the lenders simplistic approach to drawn-downs, this negated the requirement for an interim asset manager/ monitoring surveyor to attend the property saving the client more money.
