Client approached us as he wanted to purchase land with planning for 2×3 bed houses but was short on liquid cash funds.

Solution

We secured a facility that released 100% of the funds required to purchase the land and cover the build costs by taking a 1st charge over the land with planning, and an additional unencumbered property that the client had finished and was on the market to be sold. We structured the facility to allow the client to sell the existing finished property prior to the new development being finished without incurring any penalty charges. This helped the client by providing the required cash flow and the flexibility to continue building.
